Abstract

Recording information of land parcels is a crucial factor for a country to maintain its wealth. Among the different techniques, the title registration system has been identified as the most acceptable, efficient, widely used secured system in the world. Sri Lanka also introduced the title registration system in 1998 in selected areas of the country, yet it is less popular among the majority of the people and comparatively shows a low progress. Therefore, the focus of this study is to identify the factors affecting on the less progressing land title registration system in Sri Lanka. The perceptions of the landowners who faced with the new system from the implemented areas were collected as data through a questionnaire on selected criteria. Results revealed that the most influence factors on non-effectiveness of land title registration are the trust and trustworthiness and awareness. Hence, it can be concluded that the landowners are suffering from meage knowledge on the benefits of the program and the increased uncertainty about the system. The policies should be formulated to improve the efficiency of the program through enhancing the awareness of the landowners to strengthen the trustfulness on the title registration process in Sri Lanka.
